PrivateLets is built for one landlord managing their own properties. Not a management company managing other people's. Not a team. One person, a handful of doors, and the actual work of keeping track of them. Every decision below follows from that.
The easiest way to ruin small software is to keep adding things a much bigger business would want. A feature that goes in stays in, forever, as something to maintain. Before anything ships, the question isn't "would this be useful to someone." It's "did I hit this myself, managing my own properties, recently." Most reasonable-sounding ideas fail that test, and that's the point.
Sign up and you get your own running instance, not a login to a shared platform. Your data isn't a row in someone else's multi-tenant database sitting next to thousands of other landlords'. It's yours, running on its own, the way software used to work before everything became a subscription to someone else's server.
Per-unit pricing makes sense for a business whose revenue is supposed to scale with doors under management. It makes no sense for a landlord with a handful of units who isn't trying to become a management company. Pricing that punishes you for owning one more property is pricing built for someone else's business model, not yours.
PrivateLets has been running for ten years, through more rewrites than anyone's counted, with no funding round and no board asking for growth numbers. That's not an accident. Software built to be sold to a bigger company gets optimized for a pitch deck. Software built to actually be used for a decade gets optimized for being actually used for a decade. Those are different products, even when they claim to solve the same problem.
A well-run rental property is boring. Rent lands on time, maintenance gets handled before it's a crisis, leases renew without a scramble. The software behind that should be just as boring: a clear record of what's true, not a dashboard trying to impress you. Nothing here is trying to be clever. It's trying to be correct, every month, without drama.
